FHA 30 & 15 YEAR FIXED RATE MORTGAGES:
-A fixed rate loan with a minimum down payment of 3%. Available for 30 and 15 year terms.

FHA ADJUSTABLE RATE MORTGAGES:
-An adjustable rate loan with a minimum down payment of 3%. Rate is fixed for 12 month intervals. Yearly cap is 1% with life time cap of 5%.

FHA 2/1 BUYDOWN MORTGAGES:
-A fixed rate loan with a minimum down payment of 3%. First year rate is 2% below note rate, second year rate is 1% below note rate and third through thirty year rate is fixed at note rate.

CONVENTIONAL 15 & 30 YEAR FIXED RATE MORTGAGES:
-A fixed rate loan with a minimum down payment of 5%. Available for 30, 20, 15, and 10 year terms.

CONVENTIONAL 5 &7 YEAR BALLOON MORTGAGES:

JUMBO 30 & 15 YEAR FIXED OR ADJUSTABLE RATE MORTGAGES
-A fixed or adjustable rate loan with a loan amount of $227,150.00 and up.

ADJUSTABLE RATE MORTGAGES:
-30 or 15 year amortized loans that have an interest rate and payment adjustment:
-1 year ARM-payment and rate adjusted each year.
-3/1- fixed for three years then payment and rate adjustable each year thereafter.
-5/1- fixed for five years then payment and rate adjustable each year thereafter.
-7/1- fixed for seven years then payment and rate adjustable each year thereafter.
-10/1- fixed for ten years then payment and rate adjustable each year thereafter.

COFI ARM'S:
-start rates as low as 3.95%

CONSTRUCTION/PERMANENT MORTGAGES:
-Construction money for the building of a new residence with a permanent loan automatically at the end of the construction phase.

NO DOCUMENTATION LOANS:
-A true no income and no ratio loan. Income is not verified with sufficient down payment.

Non-Prime LOANS
-Loans offered to clients with past credit problems, late payments, or prior bankruptcy.

INVESTMENT PROPERTY AT 90% Loan-to-Value:
-For the purchase of investment/rental 1-4 family properties. Up to 90% loan to value.

FARMERS HOME LOANS:
-Zero down payment in rural areas.
